When purchasing property
there will be a Memorandum of Deposit and Offer to Purchase document to sign.
This document will contain all pertinent information about the tract of land
you are purchasing, such as information about you the buyer, the purchase price,
the down payment amount, and closing date. If this is a credit purchase the
terms of the loan will be listed. After signing this document we will send it
to the appropriate title company for processing.
Prior
to the closing you will receive a letter from the title company verifying the
closing date, and the final payment amount to be paid to them by Bank Wire. Also enclosed will be a copy of the Warranty Deed, a Commitment of Title
Insurance, and a bill of the closing costs. If this is a credit purchase there
will be a Deed of Trust and promissory note. These documents should be verified
for proper spelling of names and other information.
Once the money and signed
papers are received by the title company, they will record the Warranty Deed
and mail it to you.
